I'm Dave Rowan, co-founder of You Unlimited, and founder of several other businesses along the way to get to where I am today.

Real estate investor and business owner

Today I currently own multiple investment properties, am a Certified Financial Planner® and run Rowan Financial, a registered investment advisory practice in Bethlehem, PA.

Has it been all smooth-sailing?  Definitely not!  I've made great choices in real estate and lost money on other properties.  And it took more years than I wanted to fully replace my corporate salary.  My current goal is to achieve complete financial independence within the next five years.

I already have so much more autonomy over how I spend my time with my wife Stacy, my two adult daughters and my passions for fitness, football, hiking and personal development

I always loved to work

As a kid, I was always looking for extra income, whether that meant being a janitor in an office building, painting fire escapes and garages over the (very hot!) summer or working between semesters in college.

Fast forward to my 30's: I was in a corporate job and rising fast up the managerial ranks.  The money and the prestige were both great, but the lack of time for my family and my health was not.

First step: diversify my income

It was at that time that I made two life-altering decisions - buy investment real estate and start up a business as a side hustle.  I did this for seven years before finally being able to let go of my day job, let go of my reliance on someone else for my income and move on to full time entrepreneurship.

Now in my 50s, I'm making more than I did in corporate America with more fun in my life and less stress.

Teach what I've learned

Through You Unlimited, I want to show you exactly how to leverage your strengths and resources to put together your Personal Income Diversification Plan and create the life you are meant to live!

How I Became A Real Estate Investor

My husband, Steve, and I formed our rental real estate company during the Great Recession. We wanted the adventure of trying direct real estate ourselves and wanted to create a real estate business we could pass on to our kids. Over a decade, we built a successful rental business with single-family homes, small multifamily properties, and a small apartment complex all in great neighborhoods.

Financial freedom in our 50s

Thanks to creating multiple sources of income for ourselves, we achieved the ability to be completely work-optional by our mid-50s and still maintain our comfortable lifestyle. This allowed Steve to retire from the reinsurance industry, focus on our real estate business, and perfect his golf swing. I left my position at a financial wellness firm and started my dream real estate financial planning firm, Real Life Planning.

The power of working together

My husband and I are financially independent now, but it wasn't something that happened overnight. It's something we cultivated throughout becoming a blended family, having two more kids together in our forties, and moving abroad for five years.

Plenty of mistakes in my 20s and early 30s

Start where you are without judgment. I didn't get my act together financially until I was in my mid-30s. That journey led me to switch careers to financial planning.

Multiple jobs at a young age

I've always liked to work. I got my first job babysitting in my neighborhood. I started working in offices or restaurants part-time in high school, continued through college. I kept working extra jobs in my twenties while paying off my student loans and getting my first apartment.  â€‹

Paying it forward

My driving force in life is to teach what I've learned to the next generation. That's why I offer unbiased financial planning, business coaching, and learning resources to real estate investors and the financial planners who serve them.

I co-founded the Real Estate Financial Coach Course, Real Estate For Generations, and the You Unlimited coaching program.
